If you have a question about which houses are still available during a certain period, we would like to refer you to the search filter on our website. Here you can enter the type of accommodation, region/city and date. This will give you a good idea of the accommodations that are still available. Unfortunately we do not have access to all the calendars of our advertisers.

Unfortunately, in some cases it happens that a cottage ad does not yet have its calendar up to date. This can be due to several reasons which we unfortunately have little influence on. The accommodations on our platform are placed by private persons as well as partners themselves, unfortunately we do not have access to the calendars of these parties. These parties are therefore responsible for maintaining this agenda. However, we do make every effort to ensure that this does happen.

At the houses of our partners the calendar is updated daily (sometimes several times a day, but often at night). So in some cases it can also happen that the calendar on our website is still on 'available' but that earlier on this day unfortunately the net has already been rented by someone else.

In addition to mainly many private houses, we also work intensively with some partners. We give these parties space to advertise with a number of houses on our platform. So it may happen that you are referred to the website of ééone of our partner booking websites through an advertisement.

Belgie-vakantiehuis.be is an online platform where vacation home owners themselves can rent their vacation homes to others. Because we are an online platform where the owner himself advertises his house, Belgie-vakantiehuis.be is not a booking agency or tour operator. We are a kind of Marketplace for vacation homes. As a tenant, you therefore do business directly with the owner of the vacation home in question.

We are growing fast. Every year we welcome many new advertisers and visitors. We recently had the pleasure of placing the 50,000th ad on ééone of our many websites.

Then you certainly can. Through our partner Sunnycars, you can very easily book a car that you can then pick up at your vacation location or airport. Go to the next page for more information on prices and conditions.

If you have a question about the vacation home, you can easily ask the owner. You can do this by asking your question in the vacation home ad in the owner's profile in the input box. If you want to contact the owner by phone, you can also do so. To do so, go to the advertisement of the house and click on 'View contact details' under owner's profile. There you can find the phone number of the owner.

Would you like to contact the owner by phone then that is possible in most cases. Go to the advertisement of the vacation home and click on 'contact details' under the owner's profile. There you can find the owner's phone number. You can also consider sending e.g. an e-mail in case there is no answer. You can also find this email address below the owner's contact information.

Belgie-vakantiehuis.be is not a tour operator or a rental agency. We are an online platform where we directly connect tenant and landlord. You can see us as a marketplace for vacation homes, so under no circumstances will you book directly with us. You as a tenant always contact directly the owner of a vacation home or an intermediary (such as our various partners).

Everywhere there are people who have wrong intentions. How can you distinguish fraudsters from the real cottage owners? Follow your gut at first....if it's "too good to be true" then a light should come on. If in doubt, don't do it! Before you book with a private person, check all contact details before you proceed to pay:

  1. Check if the person lives at the address given
  2. .
  3. Check if the vacation home is at the address given with the address information
  4. Never pay a deposit before getting a rental agreement
  5. Always ask for a phone number where you can reach the landlord (and check if necessary)
  6. Never pay the entire amount in advance
  7. .

The houses on the site are not personally checked by us. With more than 10,000 houses this is unfortunately not possible for us. Therefore, we are not a rental agency but more of an "intermediary". We make sure that tenant and landlord come into direct contact with each other. The Marktplaats.nl or 2ehands.be of the vacation homes. We therefore have no insight into the contacts that take place and whether agreements are met. It is therefore wise to have a rental agreement when renting a house, so that both parties clearly state on paper what has been agreed.

Normal order is that you first draw up a lease together. If that is correct with the agreements you have made and both have signed it then you can proceed to possibly pay an advance. After all, the contract contains all the details of the owner which you can check in case of doubt. You can also check the vacation home address on Googlemaps. But you only need to do that if you have doubts about something.

Reservation

You cannot book a cottage directly through a so-called booking form through our website. We are not a booking agency but a kind of 'Holiday Home Marketplace'. In other words you can contact the owner of a cottage through an advertisement. This can be done by sending the owner an email but you can also contact them by phone or go to their own website. You can also make a reservation request. This is in no way an immediate booking. It remains a request. Only when the owner approves it can it be converted into a booking.

You will not automatically receive a review form through our accommodation because we cannot record which customer has rented which accommodation. This is because we are not a booking agency. However, you can leave a review via the advertisement on our website of the accommodation you have rented.

The reason why a holiday homeowner does not respond to your query may be for several reasons. For example, an owner himself might be away from "home" for a while (think work- or vacation-related). But maybe your question also ended up in the owner's spam-box. When in doubt, you can try to contact the owner again by mail or perhaps by phone. Unfortunately there is nothing we can do for you. You are of course always free to inform us if you have the feeling that an accommodation is no longer for rent or has recently been sold.

You can cancel your booking made with the owner of the vacation home itself or with ééone of our partners where you rented the accommodation. Belgie-vakantiehuis.be does not manage vacation homes itself and does not mediate. We only bring tenant and landlord directly in contact with each other. We are the 'Marketplace' among vacation homes.

Reviews

Reviews should be about the vacation rental
. The most useful reviews are detailed and help others make better decisions. We ask that you review purely the vacation home and leave other things out of the review.

Please respect the privacy of others
. Do not include in your review email addresses, phone numbers, websites, social media accounts and similar information of others.

What guidelines should a review meet?

For guest reviews, the following rules apply:

  • Advertising, inaccurate or deliberately damaging information, obscene language and discriminatory and offensive texts are not permitted.
  • Reviews contain not only figures but also text and explanations.
  • The opinions of others are respected.
  • Anonymous reviews or reviews under a false name may be removed.
  • Only if a guest has actually stayed in an accommodation may he/she write a review about it.
  • Belgie-vakantiehuis.be has the right at all times to edit or remove reviews that do not meet the guidelines without further explanation.

Through the advertisement of the accommodation you have rented you can leave a review. Halfway down the page of the advertisement of the accommodation you will find the section 'also leave your review in our guestbook'. There you can leave your review.
